It is assumed upon booking and paying a deposit that you have read and agree to the terms and conditions.
Upon booking you are entering into a contract with the owner of Swallow Holiday Cottage.
We ask for a £20% deposit or minimum of £100 (This is non refundable should the booking be cancelled by the guest or final balance payment failed to be made).
Deposits & balance may be paid by cheque or bank transfer – please ask for details on booking.
The final balance must be paid 65 days prior to the arrival date.
Christmas & New Year bookings must pay 50% of the total cost of the stay by 25th September & the remaining balance by 25th October.
In the event of cancellation less than 65 days but more than 40 days before the start date 50% of the balance outstanding must be paid. Cancellation less than 40 days before the arrival date the balance outstanding must be paid in full. Cancellations less than 65 days before the start date are subject to a non refundable £50 cancellation fee to cover administration costs.
If guests are to have any visitors during their stay we ask that we are informed due to fire and insurance regulations. Any overnight guests must use bedding provided and not sleep on sofas or unmade beds. Extra bedding/towels will be provided on request. The total number of people sleeping in the cottage must NOT exceed six. If you have extra guests to stay without informing us you may be asked to leave.
Up to two well behaved dogs are welcomed. We also offer guests the use of a small outdoor (with indoor area) dog run. Please make sure your dog is kept under control both on the farm and in surrounding areas. Pets may not be left in the cottage if you go out unless they are in a cage/pen and must not under any circumstances go upstairs or on the furniture, even if you cover it. Any damaged or extra cleaning costs as a result of this may be charged up to two weeks after departure.
Any damage to mattresses may be charged up to £800 and up to two weeks after departure.
Swallow Cottage is a strictly a NO SMOKING cottage. We ask that guests who smoke make sure if they go outdoors to do so and ensure the smell does not blow back into the cottage. Any damage caused by persons or extra cleaning caused by the smell of smoke may be charged up to two weeks after departure.
We ask that guests respect the ‘Private’ areas and for their own safety MUST NOT enter fields or farm buildings without the owners’ permission. Animals may look friendly but can be dangerous!
Any damage to the cottage, it’s contents or the garden may be charged up to three weeks after departure.
Failure to not respect these terms and conditions may result in guests being asked to leave.
